6 Things No One Tells You About Building a Home The Cascade III in Evanston Featured ImageThere are many advantages that come with building a new home. Choosing the perfect location, the ideal model and the ultimate floor plan are all great examples. These are great perks, and they’re only the beginning…

Here are few more benefits you may not have heard about building a new home:

1. You Can Spend Selectively

It’s a common misconception among home buyers that building is more expensive than buying a resale home. The truth is building a new home from scratch gives you maximum control over your costs. When you choose your model, you’ll already be aware of the base price, with costs adjusting to match the upgrades you choose. This means you can choose where you’d like to allocate additional funds (if any) to the features most important to you. Home builders will offer varying ‘standard’ options, so choose one that provides high-quality standard features and you are already ahead of the game (read on for more on this).

2. Not All Builders Are Created Equal

You know that a new home build gives you plenty of control over where you’d like to spend your upgrade dollars. But did you know working with the right builder means you can get upgraded materials for free? This is due to the fact that quality builders will include upgraded materials as standard to each and every home they build.

For example, certain builders will offer a set number of prefabricated cabinets for your kitchen – choosing a higher quality cabinet or opting for more will cost extra. On the other hand, a different builder may include higher-end cabinets (and more of them) at no additional cost (because this is their standard).

Even if your builder offers high-quality standard finishes, you may prefer something different for your new home; after all – your home and everything in it is a reflection of you! A good builder will ensure you have plenty to choose from when it comes to finding the perfect upgrades and some will even arrange supplier appointments for you. For example, if you’re trying to decide on the perfect flooring, the supplier will sit down and go over each and every option in detail – leaving you feeling confident and comfortable with your selection.

4. You Can Build on Your Timeline

The average home build takes around nine months (depending on the complexity of the plan, size of the home and many other factors that your builder will explain to you). With this in mind, you know you can speak with your builder to determine the best start time for your build, based on your target possession date.

Additionally, many builders have quick-possession homes available. These homes are at various stages of construction, or even recently completed, and allow you to move into a brand new home without waiting for the entire construction period beforehand.

5. The Newer the Development, the Better

There will likely to be other new homes cropping up nearby when you move into a new community – this is a very good thing! Homes and amenities going up in your chosen neighbourhood is a sign that your new community is progressing, and you’ve managed to get ahead of the crowd by buying in early, before land value rises. On top of this, getting to know local businesses and their owners as they get established is a great way to become invested in your community and meet your neighbours.

Another big bonus of building early in a new development is you’ll have your pick of lot, elevation and even the colour of your home’s exterior. The more developed the neighbourhood, the more limited your options may be.

6. You Can Check In

A good builder will always keep you informed, every step of the way. This means they’ll always be available to answer any questions you may have and be happy to meet you on site so you can see your home in person. Some builders will even post pictures of your home’s progress on Facebook!

These are just a few of the many perks that come with building a new home. Choosing the right builder means you’ll enjoy a great experience and, even better, a beautiful, quality home – and that’s what matters most.
