What many prospective homeowners do not realize is that they do have some say in the home build timeline. Here are three things you can do to ensure your new home is completed when you want it to be.

Set Your Expectations for the Build Time

For those who have never built a new home before, it can be very difficult to understand the build timelines involved. Or, if you’ve already built a new home before, then you probably already know that the average new home build can take anywhere from 6 to 12 months. This timeframe is a good one to keep this in mind as you begin the process. 

With this rough timeline, you can start to think about what your life will be like over the next year and different aspects of your life that may be affected. For instance, could your children be disrupted by a home build? Will they need to change schools? Are you or your spouse planning on taking a new job? Factor in all of the potential disturbances to your lives over the next year so you can plan for an optimal estimated completion date.

Another thing to keep in mind is that Alberta’s unpredictable weather can cause minor setbacks in build time. 

Once you’ve considered everything, we suggest talking with your builder to get advice on the best time to begin building your new home to minimize disruptions.

Consider What is Being Built in the Area

As more homes are built in a new development, amenities such as schools, medical centres, recreational facilities and shopping centres will soon follow. Depending on the size of the expected community, amenities are sometimes built simultaneously or as part of a future phase in other areas of the neighbourhood to accommodate the growing demand. 

You can do some research ahead of time by asking your builder or exploring the website of the community you want to build in. They will have plenty of information on the community and insights as to what amenities are expected in the area, as they are a selling feature for new home builds. 

Now that you have a better idea of what is currently available, you can time your build so that your possession date arrives when the community is completing it’s final stages of development.

Save a Little Extra

What we know from being in the new home construction business for over 25 years is that most owners decide they want to change some part of the design before the building process starts. 

The desire to make changes in your home’s design is a normal part of the process. However, any changes you make are not only going to take extra time (and potentially affect your timeline), they are probably going to require extra money. This is something you need to remember as you look to have your home finished on schedule.

Be sure to budget wisely so you are prepared for costs associated with any adjustments. Being able to provide immediate financial accommodation for these changes should help minimize any impact on your build timeline. Keep in mind that a good contractor will be accommodating, but you’ll also have to be a little flexible.
